During this phase you, the homeowner, reaches out to us by filling out the contact form. Once received we will get back to you within 24 hours. During this initial call we will ask critical questions which will allow us to match your house against our buying criteria. This is an important step as at the heart of GG Buys Houses is a desire to help as many homeowners as possible. By ensuring early on that your house is a match we'll be able to craft tailored solutions to your situation for a win-win deal.
During Discovery Phase the home visit will be scheduled. If the house is vacant this step is a little easier to schedule. That said if the house is occupied by tenants arrangements will be made with the owner and we will follow the owner's lead to coordinate the visit. It is company policy that all houses we make offers on must be evaluated first by putting eyes on it. This allows us to see the condition of the house and properly estimate the repairs necessary. What we mean is, when you bought your house, did you put a offer on it without looking at it? No? Neither will we.
After the home visit is completed and the repairs required are known we will complete our research by pulling any comparables in the area. During this planning phase all the numbers are calculated and offers are crafted tailored to the homeowners situation. It is our intent to offer as much as possible to homeowners, this is part of our win-win strategy. We ask homeowners to carefully evaluate the offer and if there are questions or concerns to please ask. We buy houses AS-IS so any worries about clean-ups, pests, tenants, etc can be handled by us. As long as the communication is open we can handle anything.
Once an agreement has been reached we will put all that information in a contract and all the associated paperwork is filled out and signed. All this paperwork will be forward immediately to the Title company for review and to open escrow. Depending on the terms of the contract we might be doing inspections during this period as well as having General Contractors provide additional estimates.
By this time, all the inspections, estimates, and title searches are completed. Now we are ready to sit at the table and close the transaction. You, the homeowner, walks away from the property headache free and we get to work on the renovations as necessary.
